Roof Replacement Cost in Dallas: What Homeowners Actually Pay in 2026

September 28, 2026 · 7 min read

Roof replacement is one of the biggest maintenance expenses a Dallas homeowner faces, and quotes vary wildly. Here is what drives the price in 2026 and what a fair quote looks like.

Typical 2026 price ranges

For a standard single-family home in Dallas (roughly 1,800–2,500 sq ft of roof area): architectural asphalt shingles run $8,500–$15,000 installed; Class 4 impact-resistant shingles add roughly 10–15%; standing-seam metal typically runs $18,000–$32,000; and concrete or clay tile starts around $20,000 and climbs steeply with complexity. Steep pitches, multiple stories, lots of valleys and dormers, and two-layer tear-offs all push toward the top of the range.

What a complete quote must include

Tear-off and disposal, decking inspection with a stated per-sheet price for replacement, synthetic underlayment, ice-and-water shield in valleys and at penetrations, drip edge, all new flashing (not reused), ridge ventilation, starter and ridge cap shingles, and cleanup with magnetic nail sweep. If a bid does not itemize these, you cannot compare it to anything.

The red flags

Beware the bid that is thousands below the others — it usually means reused flashing, skipped underlayment upgrades, day-labor crews, or no insurance. Beware "we will cover your deductible" (illegal in Texas since HB 2102). And beware pressure to sign a contract with an "assignment of benefits" clause before your claim is even approved — it hands control of your claim to the contractor.

How to compare bids fairly

Get three written, itemized quotes. Compare shingle brand and line (not just "architectural"), warranty terms on both materials and workmanship, proof of general liability insurance, and who actually shows up — the company’s own crew or a subcontracted one. The cheapest number is rarely the cheapest roof.
